This is not general building maintenance
Opening a landing door may expose the shaft directly. The pit and car top contain crushing zones involving fixed structures, counterweights and neighbouring lifts. The car’s visible position does not, by itself, demonstrate that it cannot move unexpectedly.
Allocate work to people competent in the particular lift and task. The maintenance company and building manager need to agree the service withdrawal, affected areas and who can authorise the installation’s return to normal use after the intervention.
Control access and movement
Define an equipment-specific Lockout/Tagout (LOTO) procedure. In addition to electrical supply, consider hydraulic energy, gravity and movement initiated from another control point. Checks requiring movement need specific inspection conditions, without improvised bridging or defeated protective devices.
Protect landing entrances and keep users and other trades outside the work area. Communication between technicians must be unambiguous, particularly where they cannot see each other. Conflicting movement commands from different positions must not be allowed to develop during the work.
Pit, car top and machine room
Before access, assess lighting, moisture, obstructions and the means of entry and escape. On a car top, assess load-bearing strength, fall protection and nearby moving components; not every cover can be treated as a suitable working platform.
Control tools and materials so they cannot fall onto people below. Water in the pit introduces additional electrical and slipping hazards. If conditions differ from those anticipated, reconsider the method instead of continuing simply because the task is expected to be brief.
Close the intervention safely
Handover should confirm restored guards, removal of tools and people, verified operation and recorded outstanding defects. Periodic thorough examination does not replace maintenance, and one completed repair does not necessarily resolve all the risks associated with the installation.
Prepare for a technician becoming trapped or losing communication. Passenger release and worker rescue require defined resources and responsibilities; building staff should not improvise door opening or car movement. The response must fit the installation and the assistance actually available.
